COMMUNITY NEWS

​At Trotters Ridge, we’re committed to fostering a supportive and informed community. That’s why we’re launching From ARC Education to Compliance—a seasonal communication effort to help reduce avoidable violations.
​
Our goal is simple: to reduce the number of violations by keeping everyone informed and empowered to take proactive steps before inspections by the management company.
​
Each month, a specific area of home and yard maintenance that aligns with our community standards is highlighted. This gives you the opportunity to make any necessary improvements that should be maintained throughout the year before inspections occur. Think of it as a friendly heads-up to address any issues before they become formal violations and prior to the end-of-the-month inspections.

Reminder, seek ARC approval for any modification to the exterior of your home. Without ARC approval, a fine of $25 per day for up to four days will be levied on any Lot and against any Owner for any project, improvement, or change requiring ARC approval that commences without written ARC approval.

ARC - Monthly Maintenance Focus

Below are a few highlights, along with the upcoming schedule to help you plan ahead:
April – Lawn Care
Spring is here! It's time to freshen up your yard.
• Mow and edge lawns regularly
• Keep landscape beds covered with mulch or pine straw and free of weeds
• Trim shrubs
· Ensure all bulbs in your lamp post are functioning
Inspections: Last week of April

May – Pressure Washing
A clean exterior boosts curb appeal and protects value.
• Focus on driveways, siding, gutters, fences, mailboxes, and steps
• Remove dirt, mold, and mildew buildup
Inspections: Last week of May

June/July – Painting & Exterior Touch-Ups
Keep your home looking its best this summer.
• Refresh faded, peeling, or damaged paint
• Include trim, shutters, doors, and fences
• Submit ARC requests early if painting is needed

ShiRec Pool Closure
We are writing to inform you that the ShiRe Board of Directors has come to the difficult decision not to open the pool this season. The reason for the pool closure is due to serious concerns about safety and budget. Recently, heavy rains have caused a mudslide on the north end of the pool, resulting in mud flowing into the pool.. The mudslide was caused by an aging railroad tie structure that failed due to deteriorating materials.
The mud on the pool deck is unsafe for participants. Our pool maintenance vendor has advised us that the pool cannot operate under the conditions, and we concur. To fix the mudslide and erosion issues, a new wall has to be constructed on the north side of the pool. The plan is for the new wall to be made of concrete blocks with a decorative concrete block veneer, similar to the wall at the tennis courts. This would also solve the erosion problem that is affecting the HVAC units.
This is a priority project, however, our current budget does not cover the cost of this project. While our goal will be to consult with the community on a multi-year plan to address those areas identified in the reserve study, the more immediate goal over the summer and fall will be to address those areas that would allow us to open the pool next summer.
The Board is currently planning community events to take place at the clubhouse. We understand that this is disappointing news. Unfortunately, this is an aging facility, almost 35 years old, and therefore it is not surprising that this and many other maintenance issues are cropping up now, and the Board is hoping to be fully informed on what those issues are and how best to address them.
Once the study results have been obtained, the Board plans to have a community-wide meeting to discuss the findings, have a dialogue about what needs to be done, and talk about how to proceed. It will take all of us working together to get through these problems so that we have a community facility that we can be proud of.
